• Lease Plans / The Land Registration Act 2002:


The Land Registration Act 2002, which came into force on 13 October 2003, has many implications for commercial landlords and businesses occupying properties under commercial leases. Since then, new leases of 7 years or more or existing leases sold with 7 years or more unexpired must be registered with the Land Registry along with a compliant Lease Plan.

For lease plans of premises above ground floor level, it is necessary to indicate on the lease plan, the means of access thereto and rights of way, including part plans of the lower floors and the ground floor, indicating staircases, access ways and pathways which lead up from the public highway to the floor required. It is also necessary to show areas set aside for dustbin enclosures, car parking, demised gardens front and rear, external staircases and the like.
